Flat roofs feature great aesthetics and symmetry that fit well with any kind of home. However, they do come with their fair share of downsides as well.
Why the Change?
As mentioned earlier, flat roofs are aesthetically pleasing, but come with a lot of downsides. A flat roof is more prone to leaks, water damage and mold and mildew growth. Your chances of running into these issues is considerably higher than that of homeowners with different roofing systems. You’ll have to replace your flat roof, coating and seals much more frequently. Not to mention that moisture and heat during the summer causes your flat roof to wear down quickly. These are some of the reasons why some homeowners are making the change to pitched roofs as of late.
Replacement Cost
A roof conversion project is a major renovation that will alter your home’s architectural style and its stability. Before making the change, consider the problems you’re running into before taking on the project. If you’re having trouble with ventilation, moisture or a leaking roof, you may be better off investing in a higher quality roofing membrane. A pitched roof conversion is a great option if you love its aesthetic appeal and benefits, or if you have issues with your home’s stability and safety with a flat roof.
Your Home’s Architectural Style
Before installing a new sloped roof, you’ll have to factor in your home’s current architecture. Depending on your home’s layout, your contractors can install a shallow-pitched roof over your existing flat roof if it’s in great condition. They could also install a trussed ranch-style roof to be converted into cathedral walls later on if you choose to go that route. Lastly, they could build a new floor and install a pitched roof on that level. A pitched roof isn’t simply a drag-and-drop addition as there are a lot of considerations that must be acknowledged. If you don’t have a new level for your home, you could be limited since the joists aren’t positioned in the right areas, which means that you might have to remove the ceilings below your roof as well.
